The article considers the problem of improving the accuracy and objectivity of cadastral assessment of lands of specially protected natural areas (SPNA) at the regional level by taking into account the characteristics of the soil cover. Using the example of the Krasnodar Territory, an analysis of the existing cadastral assessment methodology was carried out and its limitations related to insufficient consideration of the ecological characteristics of soils were highlighted. The main objectives of the study are to develop and test an improved cadastral assessment method that integrates data on the properties and structure of the soil cover. Comparative analysis of regulatory documents and mathematical modeling of factors affecting the cadastral value were used as research methods. The results showed that the integration of soil indicators into assessment procedures can significantly increase the validity and transparency of determining the value of protected areas, which is especially important for territories with high ecological value and a specific use regime. The practical significance of the work lies in the possibility of applying a new methodology to improve the efficiency of protected area land management and decision-making in the field of environmental management and land relations at the regional level.
